AI tracker · Updated monthly
Who ChatGPT recommends in your town
More home buyers and sellers now ask an AI assistant to recommend an agent before they ask a friend. We ask ChatGPT the same two questions in every town in our directory each month, several times over, and publish exactly what it says: which firms it names, how often, and which websites it relies on to decide.
The first monthly run hasn’t happened yet. When it does, this page will list all 35 towns with the firms ChatGPT named and the full text of every answer. Read how it works in the meantime.
How the tracker works
On the first of each month, an automated job sends these questions to OpenAI’s ChatGPT search model, with the town filled in:
- “Who are the best real estate agents or brokerages in [town]? Name the specific firms.”
- “I’m selling my house in [town]. Which real estate brokerage should I use? Name specific firms.”
Each question is asked 2 separate times per town, because AI answers change from one try to the next; a firm that appears in every run is a far stronger signal than one that appears once. A second, smaller model then reads each answer and lists the firms it recommended, leaving out listing portals and directories such as Zillow, Realtor.com and Yelp. Names are matched loosely, so “Coldwell Banker Realty, Inc.” and “Coldwell Banker Realty” count as one firm.
Every answer is published word for word on each town’s page, so you can check the count yourself.
What this is not
- Not our ranking. We report what the AI said. We don’t rate agents, and a firm’s appearance here is not our endorsement.
- Not for sale. No one can pay to be included, move up, or be removed. The questions and the counting rules are the same for every town.
- Not what everyone sees. ChatGPT’s answers depend on the exact wording, the person’s location and history, and the day. This is a consistent sample taken the same way each month, which makes change over time meaningful even though any single answer can differ.
- Not every AI. We track ChatGPT for now. Other assistants may answer differently.
Why we track “Preferred Properties” firms: our directory covers independently owned brokerages that share that name, and we’re not affiliated with any of them. Whether an AI names them is part of what we cover. See our editorial guidelines.
